The Difference
There are many luxury properties in Niseko, but Setsuin is different. Setsuin is independent from hotel chains and standardized condominiums. The chalet has a distinctly personal touch. The owner resides in Tokyo and takes an active and hands-on part in caring for the house and the comfort of guests.
Arriving guests are always greeted with fresh flowers. You will also find that decorations and textiles change with the season. During the summer two electric bikes are available for guests. You will also find karaoke, PlayStation 4, various board games. And Netflix is free.
The Property
Setsuin is designed and fully equipped to comfortably house six persons. It comes with extra futons and folding beds for additional adults and/or children. Total living area is 260 m².

Setsuin is managed by Niseko Portfolio, who is also in charge of guest services. Through a dedicated in-house tablet guests connect directly to concierge operator Explore Niseko. Independently owned Explore Niseko is Niseko’s leading booking service, offering unbiased, impartial information and booking advise. Explore Niseko will help with all your activity and tour needs in and around Niseko, being it a day trip to the historic city of Otaru, or some adrenaline fuelled hours on a snow-bike. Explore Niseko offers an extensive activity program both winter and summer, all available at your fingertips.

Setsuin is well equipped for guests who can’t escape a few minutes of work here and there. The desk is Swedish-designed, motor-driven, height-adjustable and full size. Monitor and printer/scanner available upon request.
in the garage a roomy van
Setsuin comes with a Toyota HiAce van during the winter season without any additional charge. The roomy car can seat six adults, plus skis and snowboards. Please remember that you need an international driving license to drive in Japan, in addition to your national license. Or a Japanese license.
GOOD TO KNOw
There is a bar and several excellent restaurants at Park Hyatt a few minutes by car and ten minutes on foot from Setsuin. There are many good restaurants in Kutchan, Hirafu, Annapuri, Niseko Town and other places, a short drive from Setsuin. Printed information is available at Setsuin, as well as our online concierge service. It’s recommended that you book restaurants in advance during the peak season.
The nearest supermarket is Lucky in Kutchan. It takes less than ten minutes to drive there. There is also a 7-Eleven close to Lucky. ATMs at 7-Eleven are the best places to draw cash on international cards. Don’t try Japanese banks. Also Lucky has a 7-Eleven ATM.
